3、ses:square meters.Party A will provide the following facilities in the above premises:details see the list of furniture & facilities.2.租賃期限 Period of Tenancy租賃期為 年(月),自二OO 年 月 日起至二OO 年 月 日 止。 租 賃 期 滿, 甲 方 有 權 收 回 全 部 出 租 場 地, 乙 方 應 如 期 交 還。 在 規 定 租 期 屆 滿 時, 若 甲 方 仍 繼 續 出 租 該 物 業, 在 同 等 條 件 下, 乙
4、方 享 有 優 先 權。Both parties agree that the tenancy shall last for year from through . 6、y of first month within the period.4.保證金 Security Deposit乙方須在起租日之前向甲方支付相當于 個月的租金共計 (幣) 整 作為租賃保證金;租賃期滿之后次日,在甲方驗明所出租之房屋及設施均無損壞(正常的磨損除外)及所有帳單均已付清時,此筆款項將在三天內退還給乙方(不計利息)。如甲方逾期不退還保證金,需按日加付每天為保證金額百分之零點二(0.2%)的滯納金,滯納金的計算從最后支付期限過后的第七天開始。Upon the signing of this agreement, Party B shall pay to Party A the sec

9、e.5. 付款方式 Terms of Payment6.其它費用 Other fees租賃期內水、電、煤氣及電話費由乙方按帳單支付,物業管理費由甲方支付。Party B shall pay all charges for water, electricity, telephone and gas fee for the Premises, and Party A shall pay the building management fee for the Premises.7.甲方責任 The Responsibilities of Party A1。 甲方按時支付符合本合同第一條的房屋供乙方使
10、用;2。 甲方在收到訂金后,應在 月 日之前對房屋按要求進行裝飾,并按照雙方商定的結果添置有關的設施,以利于承租人正常的生活起居。3。 甲方須負責修繕其所出租之物業及附屬設施因正常損耗及自然因素造成的損壞。1. Party A shall give access to the Premises to Party B on time2. 11、hile, Party A should supply the furniture and facilities base on the mutual agreement.3. Party A shall be liable for repairing and bearing all the repairing expenditures, if the premises or the furniture, facilities, electronic and etc. therein become wear and tear naturally during the tenancy.8.乙方責
12、任 The Responsibilities of Party B 1。 乙方不得在未經甲方同意的情形下轉租或分租甲方的上述物。2。 乙方不得利用物業從事非法活動和損害公共利益。3。 乙方對承租的物業及其設施等負有愛護和保管的責任,如因人為因素造成的損壞,乙方應負責維修或賠償費用。1.Party B shall not lease the Premises to any third party without the permission of Party A.2.Party B shall not conduct or permit any act within the Premises,
13、which is illegal and damaging the public profit. 3.Party B shall use the furniture and facilities belonging to Party A in the manner for which it is provided. Party B shall be liable for compensating and damage caused by deliberate misuse or wrongful act to the furniture and facilities belonging to
14、Party A. 9. 本合同用中英兩種文字書寫,若解釋不一,以中文本為準。 This tenancy agreement is made in both Chinese and English languages. In the event of discrepancies in interpreting the two texts, the Chinese version shall prevail. 10: 違約責任 The Responsibilities of the Defaulting Party1。乙方逾期不交納租金,須按日加付每天為月租金額百分之零點二(0.2%)的滯納金,滯
15、納金的計算從最后支付期限過后的第七天開始;超過十天未付租金,甲方有權中止合同,保證金不予退還,并向乙方索取所欠租金。2。在租賃期內,如甲方中途收回,須提前兩個月書面通知乙方,除需按合同規定退回保證金外,另需支付相當于 個月的租金作為對乙方的賠償。3。 乙方如中途退租,須提前二個月書面通知甲方,除須按規定支付租金以及付清各類帳單外,另乙方支付的保證金將不予退還。1. If the rent is not paid by the due date, Party B shall, in addition to paying the rent in arrears in good time, pay
16、Party A late payment charge equal to 0.2% of one month rent per day from the seventh day after due date. If the payment of the rent is overdue by more than 10 days, Party A shall have the right unilaterally to terminate this agreement, Party A shall not be obliged to return the security deposit to P
17、arty B and claims the owing rent from Party B.2. Party A should inform Party B in writing one month in advance if Party A want to terminate this agreement. Moreover, Party A shall pay one month rent to Party B as indemnity besides Party A should return the deposit in full to Party B.3. Party B shoul
18、d inform Party A in writing one month in advance if Party B wants to terminate this agreement. Moreover, Party A shall not return the deposit in full to Party B besides Party B shall pay the rent and all bills.11. 本合同終止前,甲方有權將其租出之物業售予第三方。若乙方愿意購買,在同等條件下,享有優先權。本合同對購得所租物業的新業主仍然有效。所有適用于甲乙雙方的條款,同樣適用于新業主和
19、乙方。購房人如需進入上述物業查看房屋情況,乙方應予以協助,并盡可能提供方便。查看事宜由甲方安排,并征得乙方同意。如因產權移交需要乙方搬遷,甲方應提前三個月書面通知乙方,并負責為乙方安排相應的房屋使用或補償給乙方相當于原物業兩個月的租金作為房屋搬遷損失費。 Party A shall have the right to sell the premises to a third party prior to the termination of this agreement. Party B shall enjoy the priority under the same conditions if
20、 it wishes to purchase the premises. This agreement shall remain valid for the new owner who has purchased the leased premises. All terms applicable to Party A and Party B shall be equal applicable to the new owner and Party B. If the purchaser wants to enter the premises to look round, Party B should assist and render all possible conveniences. The visit shall be arranged by Party A with consent of Party B. If Party B is requested to move out because of the change in ownership of the premises, Party A should inform Party B in writing of the movement three months beforehand, be res
