ThisagreementinonlyvalidifLESSEEisrenewedandextendedfortheleaseperiod.2. TheLESSORletsLESSEEtakestheDEMISSEDPREMISESforaperiodof12monthsCommencingfrom15thJanuary2004

TheLESSORherebyacknowledgesreceiptofthesumofUSD.19,800/-(USdollarsNineteenThousandandeightHundredOnly)permon

ItisherebyagreedbetweenthepartiesthattheLESSEEshallpaytheaforesaidmonthlyrentUSD.3,300/-(USdollarsThreeThousandandThreehundredOnly)asthemonthlyrentaladvanceby20thofeachcalendarmonthforwhichifisdueaftercompletionofadvancerentperiodendingon15thJuly2004.6. ThattheLESSORherebyacknowledgesreceiptof

6、thesumofRs.60,000/-(RupeesSixtyThousandOnly)fromtheLESSEEasFIXEDEDPOSITSECURITYwhichshallberefundedtotheLESSEEongivingbackthevacantpossessionoftheDEMISEDPREMISESafterdeductionofdamages/shortagesoutstandingbillsforElectricity,Water,GasandTelephonechargesetc,againsttheDEMISEDPREMISES.THELESSEEHERBYCON

7、VENANTSWITHLESSORASFOLLOWING:1. TopaytotheLESSORtherentherebyreservedinthemannerbeforementioned.2. ThattheLESSEEshallnotatanytimeduringtheterms,withouttheconsentinwritingoftheLESSOR,pulldown,damagesormakeanystructurealterationstotheDEMISEDPREMESESprovidedalways,theLESSEEshallhavegowriteinstallanyfix

8、turesandfittingsexcludingair-conditionersintheDEMISEDPREMESES,todetachandrepossessthesamesubjecttotherestorationoftheDEMISEDPREMESEStotheiroriginalstateathiscost(reasonablewearandtearexcepted)ontheexpiryofthisleaseoranyrenewalhereof.3. TousetheDEMISESPREMISESforresidentialpurposeandwouldnotbeusedfor

9、acommercialpurposetheDEMISESPREMISEwouldnotbeusedoccupiedbyMr.*Andfamily.4. Nottosubletthewholeoranypartofthepremises.5. TopayregularlythebillsforElectricity,Gas,WaterandTelephonechargesinrespectoftheDEMISEDPREMISES.AcopyofallthepaidutilitybillbeforwardedtotheLESSOReverythreemonthregularly.Incaseofd
