3.**SecurityDeposit**

4.**UseofProperty**

TheLesseeshallusethePropertysolelyforresidentialpurposesandshallnotusethePropertyforanyillegalpurposeorinanymannerthatmaycausedamageorharmtothePropertyoritsoccupants.

5.**MaintenanceandRepairs**

TheLesseeshallkeepthePropertyingoodrepairandcondition,exceptforwearandtearresultingfromordinaryuse.TheLesseeshallpromptlyreportanydamageordefecttotheLessor,whoshallthenrepairorreplacethedamagedordefectiveitem,providedsuchdamageordefectisnotcausedbytheLessee’snegligenceormisuse.

6.**Termination**

a.TheLesseemayterminatethisAgreementupon[NoticePeriod]writtennoticetotheLessor.

b.TheLessormayterminatethisAgreementupon[NoticePeriod]writtennoticetotheLesseeforanybreachofthisAgreementbytheLessee,includingbutnotlimitedtofailuretopayrent,damagetotheProperty,orviolationofapplicablelawsorregulations.

7.**GoverningLawandDisputeResolution**

ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsof[Jurisdiction].AnydisputesarisingfromorrelatingtothisAgreementshallberesolvedthroughbindingarbitrationinaccordancewiththerulesof[ArbitrationBody].
