TheLessorherebygrantstotheLesseealease(the“Lease”)ofthePropertyforaperiodof[LeaseTerm](the“LeaseTerm”),commencingontheEffectiveDateandterminatingon[TerminationDate](the“TerminationDate”).
2.**Rent**
TheLesseeshallpaytotheLessoramonthlyrentof[RentAmount](the“Rent”)onorbeforethe[RentDueDate]ofeachmonthduringtheLeaseTerm.Rentshallbepaidbyelectronicfundstransferto[Lessor'sBankAccount].
3.**SecurityDeposit**
UpontheEffectiveDate,theLesseeshallpaytotheLessorasecuritydepositof[SecurityDepositAmount](the“SecurityDeposit”)tobeheldassecurityfortheperformanceoftheLessee’sobligationsunderthisAgreement.TheSecurityDepositshallberefundableuponterminationoftheLease,providedthattheLesseehascompliedwiththetermsandconditionsofthisAgreement.
4.**UseofProperty**
TheLesseeshallusethePropertysolelyforresidentialpurposesandshallnotusethePropertyforanyillegalpurposeorinanymannerthatmaycausedamageorharmtothePropertyoritsoccupants.
5.**MaintenanceandRepairs**
TheLesseeshallkeepthePropertyingoodrepairandcondition,exceptforwearandtearresultingfromordinaryuse.TheLesseeshallpromptlyreportanydamageordefecttotheLessor,whoshallthenrepairorreplacethedamagedordefectiveitem,providedsuchdamageordefectisnotcausedbytheLessee’snegligenceormisuse.
6.**Termination**
a.TheLesseemayterminatethisAgreementupon[NoticePeriod]writtennoticetotheLessor.
b.TheLessormayterminatethisAgreementupon[NoticePeriod]writtennoticetotheLesseeforanybreachofthisAgreementbytheLessee,includingbutnotlimitedtofailuretopayrent,damagetotheProperty,orviolationofapplicablelawsorregulations.
7.**GoverningLawandDisputeResolution**
ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsof[Jurisdiction].AnydisputesarisingfromorrelatingtothisAgreementshallberesolvedthroughbindingarbitrationinaccordancewiththerulesof[ArbitrationBody].

TheThirdPartyshallactasanintermediarybetweenthePrincipalLesseeandtheLessor,ensuringcompliancewiththetermsofthisAgreementandfacilitatingthesmoothoperationoftheleaseagreement.TheThirdParty'sobligationsinclude:
a.EnsuringthatthePrincipalLesseeandtheSub-LeaseecomplywithalltermsandconditionsofthisAgreement.
b.Providingadministrativesupport,includingrentcollectionanddisputeresolution.
c.MaintainingrecordsofalltransactionsandcommunicationsrelatedtothisAgreement.
3.**PrincipalLessee'sRightsandObligations**
ThePrincipalLesseeshallhavethefollowingrightsandobligations:
a.TherighttoreceiverentpaymentsfromtheSub-Leasee.
b.TheobligationtopayrenttotheLessorasagreed.
c.TherighttoterminatetheSub-LeaseintheeventofabreachbytheSub-Leasee,inaccordancewiththetermsofthisAgreement.
4.**Sub-Leasee'sRightsandObligations**
TheSub-Leaseeshallhavethefollowingrightsandobligations:
a.TherighttooccupythePropertyforthedurationoftheSub-LeaseTerm.

c.TheobligationtomaintainthePropertyingoodcondition,exceptfornormalwearandtear.
5.**RentandSecurityDeposit**

7.**Termination**

8.**DefaultandRemedies**
IntheeventofabreachofthisAgreementbytheSub-Leasee,thePrincipalLesseeshallhavetherighttoterminatetheSub-Leaseandseekremediesfordamages,includingbutnotlimitedtorentarrearsandcostsofrepairs.
9.**GoverningLawandDisputeResolution**

3.**Sub-Lessee'sRightsandObligations**
