REPRESENTATIONSANDWARRANTIES:

1.TheLandlordrepresentsandwarrantsthat:

a.TheProperty(hereinafterreferredtoas"Property")isfreefromanyliens,encumbrances,orotherrestrictionsthatwouldinterferewiththeTenant'senjoymentoftheProperty.

b.TheLandlordhastherighttogranttheTenanttheleaseholdinterestinthePropertyasdescribedinthisAgreement.

c.TheLandlordistherightfulownerofthePropertyorhastheauthoritytoenterintothisAgreementonbehalfoftheowner.

2.TheTenantrepresentsandwarrantsthat:

a.TheTenantisoflegalageandcapacitytoenterintothisAgreement.

b.TheTenanthasnotprovidedanyfalseormisleadinginformationinthisAgreement.

c.TheTenanthastheauthoritytoenterintothisAgreementonbehalfofanyco-tenantsoroccupants.

LEASETERM:

TheleasetermofthisAgreementshallcommenceon[StartDate]andterminateon[EndDate](hereinafterreferredtoas"LeaseTerm").TheTenantshallhavetherighttooccupythePropertyduringtheLeaseTermsubjecttothetermsandconditionssetforthinthisAgreement.

PROPERTYDESCRIPTION:

ThePropertyconsistsof[PropertyDescription],locatedat[PropertyAddress].ThePropertyshallbeusedsolelyforresidentialpurposesasspecifiedinthisAgreement.

RENTANDPAYMENTS:

1.ThemonthlyrentforthePropertyshallbe[MonthlyRent]payableinadvanceonthefirstdayofeachmonthduringtheLeaseTerm.RentshallbeconsideredlateifnotreceivedbytheLandlordonorbeforethefifthdayofthemonth.

2.TheTenantshallpayallutilities,taxes,insurance,andotherexpensesassociatedwiththeProperty,exceptasotherwiseprovidedinthisAgreement.

3.TheTenantshallmakeallrentpaymentsby[PaymentMethod]totheLandlord'sdesignatedbankaccountorthroughanyothermutuallyagreed-uponpaymentmethod.

SECURITYDEPOSIT:

1.TheTenantshallpayasecuritydepositof[SecurityDepositAmount]totheLandlorduponexecutionofthisAgreement.ThesecuritydepositshallbeheldbytheLandlordforthedurationoftheLeaseTermandshallberefundableuponterminationoftheAgreement,subjecttothetermsandconditionssetforthinthisAgreement.

2.TheLandlordshallreturnthesecuritydeposittotheTenantwithin[NumberofDays]afterterminationoftheLeaseTerm,providedthattheTenanthascompliedwithalltermsandconditionsofthisAgreementandthePropertyisreturnedinthesameconditionaswhentheTenanttookoccupancy.

RIGHTSANDOBLIGATIONS:

1.TheLandlordshall:

a.MaintainthePropertyingoodrepairandhabitableconditionduringtheLeaseTerm.

b.ProvidetheTenantwithaccesstothePropertyforrepairs,maintenance,orinspectionsasreasonablyrequired.

c.Complywithallapplicablelaws,regulations,andcodesgoverningtheProperty.

2.TheTenantshall:

a.UsethePropertysolelyforresidentialpurposesandcomplywithallapplicablelaws,regulations,andcodes.

b.KeepthePropertyingoodrepairandcleancondition,excludingordinarywearandtear.

c.Notalter,deface,orremoveanypartofthePropertywithouttheLandlord'spriorwrittenconsent.

TERMINATIONANDBREACH:

1.EitherpartymayterminatethisAgreementbyprovidingwrittennoticetotheotherpartyatleast[NoticePeriod]dayspriortotheeffectivedateoftermination.

2.ThisAgreementmaybeterminatedimmediatelyifeitherpartybreachesanytermorconditionofthisAgreementandfailstocurethebreachwithin[NumberofDays]afterreceiptofwrittennoticefromtheotherparty.
