租房合同中英文范本?出租方(Landlord):姓名(Name):__________________身份證號碼(IDNumber):__________________聯系地址(ContactAddress):__________________聯系電話(ContactPhoneNumber):__________________承租方(Tenant):姓名(Name):__________________身份證號碼(IDNumber):__________________聯系地址(ContactAddress):__________________聯系電話(ContactPhoneNumber):__________________二、房屋基本信息1.房屋地址(PropertyAddress):__________________2.房屋戶型(PropertyType):__________________室__________________廳__________________衛3.房屋面積(FloorArea):__________________平方米4.房屋用途(UseoftheProperty):居住三、租賃期限1.租賃期限自______年______月______日起至______年______月______日止。共計______個月。Theleasetermshallmenceon[StartDate]andexpireon[EndDate],foratotalof[NumberofMonths]months.2.承租方應在租賃期限屆滿前______天通知出租方是否續租。如續租,雙方應另行協商簽訂新的租賃合同。TheTenantshallnotifytheLandlord[NumberofDays]dayspriortotheexpirationoftheleasetermwhethertorenewthelease.Ifrenewing,bothpartiesshallnegotiateandsignanewleasecontractseparately.四、租金及支付方式1.租金標準(RentAmount):每月租金為人民幣______元(大寫:__________________元整)。ThemonthlyrentshallbeRMB[RentAmount](inwords:[FullAmountinChineseCharacters]).2.租金支付方式(PaymentMethod):承租方應按照以下第______種方式支付租金:TheTenantshallpaytherentaccordingtothefollowing[PaymentOptionNumber]method:每月______日前支付當月租金。Paytherentforthecurrentmonthbeforethe[PaymentDate]ofeachmonth.每______個月支付一次租金,提前______天支付下期租金。Paytherentevery[PaymentInterval]months,[AdvanceDays]daysinadvanceforthenextperiod.3.押金(SecurityDeposit):承租方應向出租方支付人民幣______元(大寫:__________________元整)作為押金。租賃期滿或合同解除后,扣除應由承租方承擔的費用后,押金應無息退還承租方。TheTenantshallpaytheLandlordasecuritydepositofRMB[DepositAmount](inwords:[FullAmountinChineseCharacters]).Aftertheexpirationoftheleasetermortheterminationofthecontract,thesecuritydepositshallberefundedtotheTenantwithoutinterestafterdeductingtheexpensesthatshouldbebornebytheTenant.五、費用承擔1.承租方承擔以下費用:TheTenantshallberesponsibleforthefollowingexpenses:水費(WaterFee)電費(ElectricityFee)燃氣費(GasFee)物業費(PropertyManagementFee)網絡費(InternetFee)2.出租方承擔以下費用:TheLandlordshallberesponsibleforthefollowingexpenses:房屋維修費用,但因承租方使用不當或故意造成的損壞除外。Propertyrepairexpenses,exceptfordamagescausedbyimproperuseorintentionoftheTenant.六、房屋使用及維修1.承租方應按照房屋用途合理使用房屋及其附屬設施,不得擅自改變房屋結構和用途。TheTenantshallusethepropertyanditsancillaryfacilitiesreasonablyaccordingtotheuseoftheproperty,andshallnotchangethestructureanduseofthepropertywithoutpermission.2.租賃期間,房屋及其附屬設施自然損壞或故障,由出租方負責維修。出租方應在接到承租方通知后______天內進行維修。如因維修不及時影響承租方正常使用的,應相應減少租金或延長租賃期限。Duringtheleaseterm,ifthepropertyanditsancillaryfacilitiesaredamagedormalfunctionduetonaturalcauses,theLandlordshallberesponsiblefortherepair.TheLandlordshallcarryouttherepairwithin[NumberofDays]daysafterreceivingthenoticefromtheTenant.IfthenormaluseoftheTenantisaffectedduetountimelyrepair,therentshallbereducedaccordinglyortheleasetermshallbeextended.3.因承租方使用不當或故意造成房屋及其附屬設施損壞的,承租方應負責修復或賠償。IfthepropertyanditsancillaryfacilitiesaredamagedduetoimproperuseorintentionoftheTenant,theTenantshallberesponsiblefortherepairorpensation.七、轉租與轉借未經出租方書面同意,承租方不得擅自將房屋轉租給他人或轉借。否則,出租方有權解除合同,并要求承租方承擔違約責任。WithoutthepriorwrittenconsentoftheLandlord,theTenantshallnotsubleasethepropertytoothersorlendit.Otherwise,theLandlordhastherighttoterminatethecontractandrequiretheTenanttobeartheliabilityforbreachofcontract.八、合同解除1.經雙方協商一致,可以提前解除本合同。Bothpartiesmayterminatethiscontractinadvancethroughmutualagreement.2.因不可抗力因素導致合同無法繼續履行的,雙方互不承擔違約責任,但應及時通知對方并提供相關證明。Ifthecontractcannotbecontinuedduetoforcemajeure,neitherpartyshallbeartheliabilityforbreachofcontract,butshallnotifytheotherpartyinatimelymannerandproviderelevantcertificates.3.承租方有下列情形之一的,出租方有權解除合同:TheLandlordhastherighttoterminatethecontractunderanyofthefollowingcircumstancesoftheTenant:未經出租方書面同意,擅自改變房屋用途的。ChangingtheuseofthepropertywithoutthepriorwrittenconsentoftheLandlord.擅自將房屋轉租給他人或轉借的。Subleasingthepropertytoothersorlendingitwithoutpermission.故意損壞房屋及其附屬設施的。Intentionallydamagingthepropertyanditsancillaryfacilities.逾期支付租金超過______天的。Overduepaymentofrentformorethan[NumberofDays]days.利用房屋從事違法活動的。Usingthepropertyforillegalactivities.九、違約責任1.若出租方未按照本合同約定履行義務,應承擔相應的違約責任,賠償承租方因此遭受的損失。IftheLandlordfailstoperformitsobligationsinaccordancewiththiscontract,itshallbearthecorrespondingliabilityforbreachofcontractandpensatetheTenantforthelossessufferedthereby.2.若承租方未按照本合同約定履行義務,應承擔以下違約責任:IftheTenantfailstoperformitsobligationsinaccordancewiththiscontract,itshallbearthefollowingliabilityforbreachofcontract:逾期支付租金的,每逾期一天,應按照未支付租金金額的______%向出租方支付違約金。Foroverduepaymentofrent,apenaltyof[PenaltyPercentage]%oftheunpaidrentamountshallbepaidtotheLandlordforeachoverdueday.擅自改變房屋用途、轉租、轉借或故意損壞房屋及其附屬設施的,應按照合同約定的押金金額向出租方支付違約金,并賠償出租方因此遭受的損失。Forchangingtheuseoftheproperty,subleasing,lendingorintentionallydamagingthepropertyanditsancillaryfacilitieswithoutpermission,apenaltyoftheamountofthesecuritydepositasstipulatedinthecontractshallbepaidtotheLandlord,andtheTenantshallalsopensatetheLandlordforthelossessufferedthereby.十、爭議解決本合同在履行過程中如發生爭議,雙方應首先友好協商解決;協商不成的,可以向房屋所在地有管轄權的人民法院提起訴訟。Incaseofanydisputearisingduringtheperformanceofthiscontract,bothpartiesshallfirstattempttoresolveitthroughfriendlynegotiation.Ifthenegotiationfails,eitherpartymayfilealawsuitwiththepeople'scourthavingjurisdictionoverthelocationoftheproperty.十一、其他條款1.本合同未盡事宜,可由雙方另行簽訂補充協議。補充協議與本合同具有同等法律效力。Mattersnotcoveredinthiscontractmaybesupplementedbyaseparateagreementsignedbybothparties.Thesupplementaryagreementshallhavethes
