1.1綜合說明ComprehensiveExplanations

首先，感謝某某（XX）房地產開發有限公司給我們公司提供了這次合作的機會，

我們將全心全意為開發商和業主服務，配合設計單位和總包單位一起共同完成本項目的

建設任務。

本施工方案的編制是為了更好的規范施工流程，完善管理機制，確保工程安全、有

序、快速地完成。

2.2概況說明

（1）本項目防水要求:

地下室防水等級一級，且需有防海水腐蝕功能，我們采用3mm厚SAR耐鹽堿型高

聚物改性瀝青防水卷材+4mm厚SBS改性瀝青防水卷材；

隧道防水等級一級，且需有防海水腐蝕功能，我們采用3mm厚SAR耐鹽堿型高聚

物改性瀝青防水卷材+4mm厚SBS改性瀝青防水卷材；

屋頂花園部分防水要求有耐根穿刺：我們采用3mm厚SBS改性瀝青+4mm厚SBS

改性瀝青聚酯胎化學阻根耐根穿刺防水卷材，達到防水一級；

其它屋面采用防水等級二級，我們采用3mm厚SBS改性瀝青+3mm厚SBS改性瀝

青防水卷材。

3、施工準備PreparationsforCommencement

3.1現場準備SitePreparation

a.按施工現場平面位置圖搭建生產和生活臨時設施，做好施工用水電的布置，現場

安全防護設施的搭建等工作。

b.組織施工人員進場，并做好各項教育工作，

3.2技術準備Preparationsforexecutiontechniques

及時組織技術人員，預算員認真熟悉施工圖紙，參與圖紙會審和技術交底。

編制施工圖預算和月旬作業計劃，提供材料的需求量計劃。

根據施工圖紙，配備與本工程相關的規程，規范及有關圖集，并分發給項目經理部

相關人員，相關人員根據規范，圖集和企業標準，做好各相應的技術交底記錄。

根據本工程的施工規模及結構形式，為了順利快速地完成本工程，擬投入的施工機

具及勞動力計劃表詳見附表。

4.1勞動力資源配備LaborForces

（1）集結精干的施工隊伍，組織好勞動力進場，根據機構特點，建設單位工期要

求及我公司項目部承諾條件，結合本工程的施工情況，合理組織一支強有力的施工隊伍

進場。

5.1項目管理組織機構的組建Theset-upoftheProjectAdministrationorganization

為了提高工程質量，加速施工進度及加強施工現場的管理，并能科學地安排施工進

度，組織和保證各類物資及時供應，做好各種協調工作，我公司高度重視本工程，委派

具有豐富現場管理經驗的負責人組建成項目經理部，項目經理部建立崗位責任制,明確分

工職責，落實施工責任，各崗位各行其職。

6、施工工藝流程方案TechnicalFlowChart

6.1地下室、隧道施工工藝

本工程地下室、隧道底板、地下室外墻防水為3mm厚SAR耐鹽堿型高聚物改性瀝

青防水卷材+4mm厚SBS改性瀝青防水卷材。

地下室底板防水施工

(1)工藝流程

基層清理一驗收一涂刷冷底子油一鋪貼附加層一平鋪卷材(第一層)一

熱熔封邊——驗收——交叉平鋪卷材(第二層)——熱熔封邊——驗收.

(2)基層清理

涂刷冷底子油前，前仔細將基層表面的垃圾、塵土等清除干凈，必要時可采用噴燈

局部噴烤，但噴烤時間不宜過長，防止爆裂、起砂。報監理驗收合格后，進行下一道工

序。

(3)涂刷基層處理劑

基層含水率不超過9%,(檢驗含水率簡便方法：剪一塊200X200見方的卷材平鋪

于基層表面，壓緊，保持2h,然后揭開卷材觀察其下方基層面，如有明顯的水珠，則表

明含水率過大，不宜施工，如僅有潮氣則可滿足施工條件)在基層表面滿刷一道冷底子

油，涂刷要均勻、不透底、遮蓋率100%。

(4)鋪貼附加層

外墻管根、陰陽角部位加鋪一層同質卷材附加層，將卷材裁成相應的形狀進行熱熔

滿貼，寬度50cm。附加層施工必須粘貼牢固，施工要細心。項目質檢員對此部位專門

做隱蔽工程檢查。

(5)確定鋪貼方向、彈基準線冷底子油涂刷完畢6h后，手摸感覺不黏即可根據卷材

的寬度和搭接的規定，在冷底子油上進行彈線。

按照卷材鋪貼的一般原則：彈線由排水較集中的部位開始，遵照由低到高、先平面

后立面的順序彈基準線。針對現場實際，彈線由電梯基坑、集水坑開始；彈線方向為南

北方向，同時，根據選用卷材幅寬及長邊搭接長度要求，確定彈線間距。

(6)做樣板

在大面積鋪貼施工前，施工隊要按照技術要求及細部做法做100m2樣板，經項目

驗收合格后，進行大面積施工。

(7)大面積鋪貼卷材鋪貼方向：南北方向。鋪貼順序：由電梯基坑、集水坑開始，向

各方向順序鋪貼。卷材鋪帖時要減少陰陽角和大面積的接頭，卷材根據墻面尺寸配制，

從邊沿開始，彈出標準線。

將改性瀝青防水卷材按鋪貼長度和彈線尺寸裁剪并卷好備用，操作時將已卷好的卷

材，用1500mm長巾30的管穿入卷心，卷材端頭比齊開始鋪的起點，按照彈好的線，

手扶管心兩端向前緩緩滾動向前鋪設，使卷材平鋪于基層上，要求用力均勻、不窩氣，

掌握好鋪設壓邊寬度。

然后點燃汽油噴燈，掀開卷材，加熱基層與卷材交接處，噴燈與加熱面保持300mm

左右的距離，往返噴烤，觀察當卷材的瀝青剛剛熔化時，壓合至邊緣擠出瀝青粘牢。

對平面與立面相連的卷材，先鋪貼平面，然后由下向上滿粘，并使卷材緊貼陰、陽

角。在永久保護墻上滿貼卷材，粘貼牢固，防水卷材甩頭上砌兩皮磚臨時保護。

(8)四周甩槎的卷材貼于保護墻上，保護墻600mm高度以上不刷基層處理劑，刷脫

模劑，卷材上部臨時收頭用低強度等級砂漿壓住，以免墜落，同時起保護作用。

(9)卷材施工完畢后，報監理驗收，合格后方可進行下道工序。

(10)立面防水卷材施工

地下室結構施工完畢并經驗收合格后，開始進行地下室外墻防水施工。外墻防水層

施工時，先從外墻0.4m高度起鋪貼第一層卷材，再往上錯開500mm開始鋪貼第二層

防水。待立面防水施工完，再按照搭接長度、搭接錯開要求等鋪貼底板甩出卷材至墻面

高0.4m范圍的防水卷材。地下室結構施工完畢后，將墻面凹凸不平、錯臺部位打磨平

整，局部平整度較差采取刮水泥膩子找平，陽角犬牙狀突起打磨光滑，把墻面浮漿、灰

塵等清理干凈。

基層處理及檢查：將外墻上氣泡用水泥膩子刮平，同時將墻面粘連的砂漿、突出物

用小鏟鏟除，使外墻面達到規范規定的防水基層要求(基層要求同底板部分)。

拆除臨時保護墻，并將卷材甩槎整理好，對于受損的部位必須先行修理。將冷底子

油攪拌均勻后，均勻涂布在干凈的基層上，不得漏涂和出現透底現象，干燥6h,手感不

黏時方可進行下道工序。

管根、陰陽角等薄弱部位、異形部位加附加層施工。附加層要求同底板部分，管道

與卷材連接。然后鋪貼外墻立面防水卷材。防水卷材亦采用熱熔法施工，其搭接位置、

搭接長度及卷材收頭等要求同底板卷材防水施工要求。

地下車庫頂板外防水，接縫處在平面，距離轉角不得小于60cm。

(H)卷材末端收頭

接縫處用噴燈熱熔卷材縫邊緣，待表面熔化后隨即用小鐵抹子將邊縫封好，再用噴

燈均勻細致地將邊縫烤一遍保證接頭密封，以免翹邊。收口位置在室外散水下，詳見圖

圖1卷材末端收頭做法

為防止卷材末端收頭和搭接縫邊緣剝落而產生滲漏現象，該部位必須用橡膠改性瀝

青冷膠劑密封處理，使其成為一個完整的防水層。

(12)墻體立面接頭

墻體立面接頭上層壓下層，外層壓里層。卷材緊貼陰角不得空鼓、鋪貼密實，且留

出兩層卷材的甩頭及搭接、錯縫長度。見圖2

6.2.2SBS改性瀝青聚酯胎化學阻根耐根穿刺防水卷材施工工藝流程Construction

ProcessFlow

根據編制依據JGJ155-2007《種植屋面工程技術規程》設計應為以下幾個部分：找

坡層、找平層、普通防水層、SBS化學根阻防水層、排水層、過濾蓄水層、種植土層及

種植植被層。剖面圖如圖2：

6.2.3各分項工程施工工藝ConstructionTechniqueforVariousDivisionalWorks

(1)找坡層找平層施工：Constructionofslopemakingcourseandlevelingcourses:

根據技術規程規定，應設置自流排水系統，適度的坡度有利于多余水分的排泄，使

土壤的水分不至于聚集過多而影響植物根系的生長。

InaccordancewiththeTechnicalSpecification,agravitydrainagesystemshallbe

provided.Anappropriateslopewillfacilitatewaterdrainageandpreventadverseinfluenceon

rootsystemgrowth.

找坡層材料配比應符合設計要求，表面應平整。

Thematerialsforslope-makingcoursesshallbemixedinaratiospecifiedinthedesign

andthesurfaceshallbeflat.

找坡層采用水泥拌合的輕質散狀材料時，施工環境溫度應在5℃以上，當低于5℃

時應采取冬期施工措施。

Whenlightbulkmaterialsmixedwithcementareusedforslope-makingcourses,the

ambienttemperatureshallbeabove5℃duringconstruction.Iftheambienttemperatureis

below5℃,theschemeofconstructioninwintershallbeadopted.

找平層應堅實平整，無酥松、起砂、麻面的凹凸現象。

Thelevelingcoursesshallbefirm,flatandfreeoflooseness,sandstreak,pitting,sags

andcrests.

屋面基層與突出屋面結構的交接處，以及基層的轉角處均應做成圓弧。內部排水的

水落口周圍應做凹坑。

Theintersectingpartsbetweenroofbasecoursesandprotrudingroofsurfacesaswellas

basecoursecomersshallbeinarcshape.Theareasarounddraingulliesforinternaldrainage

shallbeconcave.

找坡層的材料宜選擇輕質材料，推薦使用輕質陶粒混凝土。

Lightweightmaterialshallbeusedforslope-makingcourses.Theuseoflightweight

ceramsiteconcreteisrecommended.

找平層可用125水泥砂漿鋪設厚度為2-2.5cm厚的水泥砂漿找平層，找平層應留

設間距不大于6m的分割縫。

Levelingcoursesshallbeconstructedwithcementmortar(mixedina1:2.5ratio)andbe

2to2.5cmthick.Separationjointsshallbeprovidedatspacingnogreaterthan6m.

(2)耐根穿刺聚酯胎化學阻根防水材料施工Applicationofroot-resistant

waterproofingmaterials:

采用熱熔法滿粘施工，防水卷材防水層的基層應干燥、干凈。

Thewaterproofingmembranesshallbeappliedcompletelyusingheatfusionmethod.

Thebasecoursesonwhichwaterproofingmaterialswillbeappliedshallbedryandclean.

防水層施工前，在陰陽角、水落口、突出屋面管道根部、泛水、天溝、檐溝、變形

縫等細部構造處，加設防水增強層。

Priortowaterproofingcourseconstruction,enhancedwaterproofingcoursesshallbe

providedinreentrantcornersandexternalcorners,draingullies,piperootsprotrudingfrom

roofs,flashing,gutters,deformationjointsandotherlocalstructures.

當頂板坡度小于15%時，卷材應平行屋脊鋪貼；大于15%時，卷材應垂直面脊鋪貼。

Whentheroofslopeislessthan15%,waterproofingmembranesshallbeappliedin

parallelwithridges.Whentheroofslopeisgreaterthan15%,waterproofingmembranesshall

beappliedperpendiculartoridges.

鋪貼卷材時應平整順直，不得扭曲，長邊搭接不應小于80mm；短邊搭接寬度不小

于100mm；火焰加熱應均勻，卷材表面熱熔后應立即滾鋪，滾鋪時應排除卷材下面的

空氣，并輻壓粘貼牢固；卷材搭接縫應以溢出熱熔的改性瀝青為度，并均勻順直。

6.3其它屋面工藝流程Processflow

6.3.1基層處理Basecoursetreatment

(1)找平層應以水泥砂漿抹平壓光，與突出屋面結構相連的陰陽角處、基層與立面墻、

排水溝、溝脊的邊緣相連的轉角處應抹成光滑的圓弧形，其半徑一般為50mm。

(2)找平層上應無明顯濕漬，基層干燥，含水率小于9%。

Thereshallnoobviouswetstainsonthelevelingblankets,andthebasecourseshallbe

dry,withwatercontentoflessthan9%.

(3)、基層表面應堅實具有一定的強度，清潔干凈，表面無浮土，砂粒等污物，表面

應平整、光滑、無松動，要求抹平壓光，對于殘留的砂漿塊或突起物應以鏟倒削平。

6.3.2施工工藝Constructiontechnique

(1)涂刷基層：用長把排刷把冷底子油涂刷在干凈干燥的基層表面上，復雜部位

用油漆刷刷涂，要求不露白，涂刷均勻。干燥4h以上至不沾腳后方可進行下道工序。

(2)附加層施工Extraplyconstruction

對所有的陰陽角部位、立面墻與平面交接處做附加層處理，附加層寬度一般為300

mm.

theintersectionbetweentheverticalwallandthesurface,andthewidthofextraplyshallbe

300mmingeneral.

(3)測鋪定位Measuringthepavinglocation

在基層上彈出基準線，把卷材試鋪定位。

positioning.

a、卷材的配置:將卷材順長方向進行配置，使卷材長向與排水方向垂直，卷材搭接

(4)卷材鋪貝占Membranepaving

用高壓噴槍與卷材和基層的夾角處均勻加熱，待卷材表面融化后把成卷的改性卷材

向前滾鋪使其粘結在基層表面。

女兒墻防水層施工時，應先鋪滿平面，然后由下往上鋪貼，使卷材緊貼陰腳不應空

鼓。在女兒墻上滿粘卷材，粘貼要牢固，在女兒墻預留收口處滿粘卷材，并使上層卷材

長出下層卷材不小于30mm,收頭用水泥砂漿固定。

所示形狀，鋪貼時要滿粘在基層上。

⑺卷材收頭部位處理；Membraneendtreatment

卷材防水層收頭部位，上層卷材蓋過下層卷材30mm,收頭處卷材端頭應載齊后壓

入凹槽內，用密封膏嚴封。

6.3.3成品保護FinishedProductProtection

(1)已做好的防水層應妥加保護，卷材鋪設完成后，操作人員在其上行走不得穿

有釘的鞋子；手推膠輪車在屋面運輸材料，支腿應用麻袋包扎，防止將卷材劃破。
