1.LeaseTerm

4.MaintenanceandRepair
TheLandlordshallberesponsibleforthemaintenanceandrepairoftheWarehouse,includingbutnotlimitedtothestructure,roof,walls,andcommonareas.TheTenantshallberesponsibleforthemaintenanceandrepairoftheTenant'spersonalpropertyandanyalterationsmadetotheWarehouseduringtheLeaseTerm.
5.Insurance
TheLandlordshallmaintaininsurancecoveragefortheWarehouse,includingbutnotlimitedtopropertyinsuranceandliabilityinsurance.TheTenantshallmaintaininsurancecoveragefortheTenant'spersonalpropertyandanyactivitiesconductedintheWarehouse.
6.TransferofLease
TheTenantmaynottransfertheleasewithoutthepriorwrittenconsentoftheLandlord.AnytransferoftheleaseshallbesubjecttotheLandlord'sapprovalandshallbesubjecttothetermsandconditionsofthisContract.
7.TerminationofLease
EitherpartymayterminatethisContractuponwrittennoticetotheotherparty,providedthatsuchnoticeisgivenatleast_______monthspriortotheexpirationoftheLeaseTerm.Intheeventoftermination,theTenantshallvacatetheWarehouseandremoveallpersonalpropertywithin_______daysoftheterminationdate.
8.GoverningLaw

4.MaintenanceandRepair
TheLandlordshallberesponsibleforthemaintenanceandrepairoftheWarehouse,includingbutnotlimitedtothestructure,roof,walls,andcommonareas.TheTenantshallberesponsibleforthemaintenanceandrepairoftheTenant'spersonalpropertyandanyalterationsmadetotheWarehouseduringtheLeaseTerm.TheThirdPartyagreestoindemnifytheLandlordforanydamagescausedbytheTenant'snegligenceormisuseoftheWarehouse.
5.Insurance
TheLandlordshallmaintaininsurancecoveragefortheWarehouse,includingbutnotlimitedtopropertyinsuranceandliabilityinsurance.TheTenantshallmaintaininsurancecoveragefortheTenant'spersonalpropertyandanyactivitiesconductedintheWarehouse.TheThirdPartyagreestoprovideadditionalinsurancecoverageasrequiredbytheLandlord.
6.ThirdParty'sObligations
TheThirdPartyagreesto:
a.GuaranteetheTenant'scompliancewithalltermsandconditionsofthisContract.
b.IndemnifytheLandlordforanylossesordamagesarisingfromtheTenant'sbreachofthisContract.
c.PaytheLandlordanyrentorothersumsdueunderthisContractintheeventoftheTenant'sdefault.
7.Tenant'sRightsandObligations
TheTenanthastherightto:
a.ExclusivepossessionanduseoftheWarehouseduringtheLeaseTerm.
b.RequestrepairsandmaintenanceoftheWarehouseasnecessary.
c.SublettheWarehousewiththeLandlord'spriorwrittenconsent.

5.Insurance
