Article2:LeaseTerm

2.2ThePartiesmayagreetoextendtheleasetermbyexecutingawrittenextensionagreement.
Article3:Rent
3.1ThemonthlyrentfortheWarehouseshallbe[MonthlyRent]RMB,payableinadvanceonthe[DateofPayment].
3.2Therentshallbesubjecttoanyapplicabletaxes,fees,andotherchargesimposedbytherelevantauthorities.
Article4:Deposit
4.1TheLesseeshallpayadepositof[DepositAmount]RMBtotheLessoruponexecutionofthisContract.
4.2ThedepositshallberefundedtotheLesseeupontheterminationofthelease,subjecttothedeductionofanydamagesorlossescausedbytheLesseeduringtheleaseterm.
Article5:UseoftheWarehouse
5.1TheLesseeshallusetheWarehousesolelyforthepurposeagreeduponinArticle1.1ofthisContract.
5.2TheLesseeshallcomplywithallapplicablelaws,regulations,andstandardsrelatedtotheuseoftheWarehouse.
Article6:MaintenanceandRepair
6.1TheLessorshallberesponsibleformaintainingtheWarehouseingoodconditionduringtheleaseterm.
6.2TheLesseeshallberesponsibleforanydamagesorlossescausedbytheLessee'suseoftheWarehouse.
Article7:Insurance
7.1TheLessorshallobtainandmaintaininsurancecoveragefortheWarehouse,includingpropertyinsuranceandliabilityinsurance.
7.2TheLesseeshallobtainandmaintaininsurancecoverageforanygoodsstoredintheWarehouse.
Article8:TerminationoftheContract
8.1ThisContractmaybeterminatedbyeitherPartyupontheoccurrenceofanyofthefollowingevents:
a)DefaultbytheLesseeinthepaymentofrentorotherobligationsunderthisContract;
b)BreachofanytermorconditionofthisContractbyeitherParty;
c)AnyothereventorcircumstancethatmaybeagreeduponbythePartiesinwriting.
8.2UponterminationofthisContract,theLesseeshallvacatetheWarehouseandreturnthekeystotheLessor.
Article9:GoverningLawandDisputeResolution
9.1ThisContractshallbegovernedbyandconstruedinaccordancewiththelawsof[Jurisdiction].
9.2AnydisputesarisingfromorinconnectionwiththisContractshallbesettledthroughamicablenegotiationbetweentheParties.IfthePartiesfailtoreachanamicablesettlement,thedisputeshallbesubmittedtothecompetentcourtof[Jurisdiction]forarbitration.

5.2TheLesseeshallcomplywithallapplicablelaws,regulations,andstandardsrelatedtotheuseoftheWarehouse.
5.3TheLesseeshallobtainthewrittenconsentoftheLessorandtheThirdPartybeforemakinganystructuralchangesoralterationstotheWarehouse.
Article6:MaintenanceandRepair
6.1TheLessorshallberesponsibleformaintainingtheWarehouseingoodconditionduringtheleaseterm.
6.2TheLesseeshallberesponsibleforanydamagesorlossescausedbytheLessee'suseoftheWarehouse.
6.3TheLesseeshallpromptlyreportanymaintenanceorrepairissuestotheLessor.
Article7:Insurance
7.1TheLessorshallobtainandmaintaininsurancecoveragefortheWarehouse,includingpropertyinsuranceandliabilityinsurance.
7.2TheLesseeshallobtainandmaintaininsurancecoverageforanygoodsstoredintheWarehouse.
7.3TheThirdPartyshallensurethattheLesseecomplieswiththeinsurancerequirementsunderthisContract.
Article8:ThirdParty'sRightsandObligations
8.1TheThirdPartyshallguaranteetheperformanceoftheLessee'sobligationsunderthisContract.
8.2TheThirdPartyshallhavetherighttoinspecttheWarehouseandensurethattheLesseecomplieswiththetermsofthisContract.
8.3IftheLesseebreachesanytermorconditionofthisContract,theThirdPartyshallhavetherighttodemandtheLesseetofulfillitsobligations.
Article9:Lessee'sRights
9.1TheLesseeshallhavetherighttoreceivewrittennoticefromtheLessorortheThirdPartyregardinganybreachofthisContract.
9.2TheLesseeshallhavetherighttorequestareductioninrentintheeventofamaterialbreachbytheLessorortheThirdParty.
9.3TheLesseeshallhavetherighttoterminatethisContractintheeventofamaterialbreachbytheLessorortheThirdParty.
Article10:Lessee'sObligations
10.1TheLesseeshallpayrentandcomplywithallapplicablelaws,regulations,andstandardsrelatedtotheuseoftheWarehouse.
10.2TheLesseeshallpromptlynotifytheLessorortheThirdPartyofanychangesintheLessee'scontactinformationorbusinessoperations.
10.3TheLesseeshallmaintaintheWarehouseinacleanandsafeconditionduringtheleaseterm.
Article11:Lessor'sRights
11.1TheLessorshallhavetherighttoinspecttheWarehouseatanyreasonabletimetoensurecompliancewiththetermsofthisContract.
11.2TheLessorshallhavetherighttoterminatethisContractintheeventofamaterialbreachbytheLessee.
11.3TheLessorshallhavetherighttorequesttheLesseetorectifyanybreachofthisContractwithinareasonabletime.
Article12:Lessor'sObligations
12.1TheLessorshallprovidetheLesseewithasafeandhabitableWarehouse.
12.2TheLessorshallmaintaintheWarehouseingoodconditionduringtheleaseterm.
12.3TheLessorshallprovidetheLesseewithnecessaryutilitiesandamenitiesasagreeduponinthisContract.
Article13:BreachofContractandRemedies
13.1IntheeventofabreachofthisContractbyanyParty,thenon-breachingPartyshallhavetherighttoseekappropriateremedies,includingbutnotlimitedtodamages,specificperformance,andterminationofthisContract.
Article14:GoverningLawandDisputeResolution
14.1ThisContractshallbegovernedbyandconstruedinaccordancewiththelawsof[Jurisdiction].
14.2AnydisputesarisingfromorinconnectionwiththisContractshallbesettledthroughamicablenegotiationbetweentheParties.IfthePartiesfailtoreachanamicablesettlement,thedisputeshallbesubmittedtothecompetentcourtof[Jurisdiction]forarbitration.

5.3TheLesseeshallcomplywithallapplicablelaws,regulations,andstandardsrelatedtotheuseoftheWarehouse.
Article6:MaintenanceandRepair
6.1TheLessorshallberesponsibleformaintainingtheWarehouseingoodconditionduringtheleaseterm.
6.2TheLesseeshallhavetherighttorequestrepairsormaintenanceservicesfromtheLessor,andtheLessorshallrespondwithinareasonabletime.
6.3TheLesseeshallnotbeliableforanydamagesorrepairscausedbyitsownuseornegligence.
Article7:Insurance
7.1TheLessorshallobtainandmaintaininsurancecoveragefortheWarehouse,includingpropertyinsuranceandliabilityinsurance.
7.2TheLesseeshallobtainandmaintaininsurancecoverageforanygoodsstoredintheWarehouse.
7.3TheThirdPartyshallhavetherighttoinspecttheinsurancepoliciestoensurecompliancewiththerequirementsofthisContract.
Article8:ThirdParty'sRightsandObligations
8.1TheThirdPartyshallguaranteetheLessee'sperformanceoftheobligationsunderthisContract.
8.2TheThirdPartyshallhavetherighttoinspecttheWarehouseandensurethattheLesseeisusingitinaccordancewiththetermsofthisContract.
8.3IftheLesseebreachesanytermorconditionofthisContract,theThirdPartyshallhavetherighttoenforcetheLessee'scompliancewiththeterms.
Article9:Lessee'sRights
9.1TheLesseeshallhavetherighttoreceivewrittennoticefromtheLessorortheThirdPartyregardinganybreachofthisContract.
9.2TheLesseeshallhavetherighttoseekadjustmentstotheleasetermsifthereisachangeinthemarketconditionsaffectingtheLessee'sbusinessoperations,subjecttotheagreementoftheLessorandtheThirdParty.
9.3TheLesseeshallhavetherighttoterminatethisContractintheeventofamaterialbreachbytheLessor,providedthatthebreachisnotattributabletotheLessee'sactions.
Article10:Lessee'sObligations
10.1TheLesseeshallpayrentandcomplywithallapplicablelaws,regulations,andstandardsrelatedtotheuseoftheWarehouse.
10.2TheLesseeshallpromptlynotifytheLessorortheThirdPartyofanychangesinitsbusinessoperationsorfinancialsituationthatmayaffectitsabilitytofulfillitsobligationsunderthisContract.
10.3TheLesseeshallmaintaintheWarehouseinacleanandsafeconditionduringtheleaseterm.
Article11:Lessor'sRights
11.1TheLessorshallhavetherighttoinspecttheWarehouseatanyreasonabletimetoensurecompliancewiththetermsofthisContract.
11.2TheLessorshallhavetherighttorequesttheLesseetorectifyanybreachofthisContractwithinareasonabletime.
11.3TheLessorshallhavetherighttoterminatethisContractintheeventofamaterialbreachbytheLessee.
Article12:Lessor'sObligations
12.1TheLessorshallprovidetheLesseewithasafeandhabitableWarehouse.
